The development comprised remediation of a brown field site and construction of eleven industrial units of varying sizes totalling 7,600sqm (81,800sqft) GFA and two B1 office buildings 2,996sqm (32,250sqft) and 526sqm (5,660sqft).

The development faces onto Chester Road, Bromborough, Wirral. The site is in a key location at the entrance to the Wirral International Business Park and was a former Carillion (Tarmac) depot with offices and fuel storage. The total site is approximately 7 acres.
The site was cleared and remediated before development commenced.
Superb new industrial space was developed to various sizes targetting high profile trade counters.
Two high specification office buildings were also developed with open plan floor space and air conditioning throughout.
The Northwest Regional Development Agency assisted the scheme through the Merseyside Objective One project plus part funding by ERDF.
Metnor Property Group progressed early lettings and a sale at Practical Completion of the works.
